Water intrusion can be the single most damaging factor to a building’s integrity. The mold it fosters can be toxic, contributing to sick building syndrome (SBS), and seriously compromising indoor air quality, the structure’s overall health, and that of its occupants. There are literally thousands of varieties of mold spores. With ample opportunities presented by faulty construction, it has been estimated that approximately 30% of new and remodeled buildings worldwide may be linked to SBS symptoms.

As forensic building envelope specialists, Western Architectural provides mold investigations and indoor air quality assessments – determining exactly what the problem is, where it’s coming from and how to fix it. Our mission is to find the source – whether from a leaking window, a broken pipe, or a problem within the wall cavity or building envelope system.

Our highly experienced forensic investigators perform visual assessments, as well as air sampling – a scientific process whereby a volume of air from the subject building is sent to a lab for analysis. Only when samples are examined under a microscope can it be accurately determined which mold spores, if any, are present.  Based on these results, our assessments and our photographic log, Western Architectural writes a Remediation Protocol - a step-by-step guide for eradicating the problem.

Subsequently, we may recommend a contractor to make the necessary building repairs, or a project will go out to bid.  We oversee the remediation process, then document its success with a Post-Remediation Verification Report, involving additional air sampling to confirm the desired fix was achieved.

Western Architectural’s observations and documentation can demonstrate that a structure is following proper IAQ building practices, which in turn reduces liability and exposure to indoor air quality complaints.  In short, our IAQ services promote peace of mind, helping protect the wellbeing of occupants, as well as a building’s value and marketability.
